What On Top of the World actually costs each month
The honest answer: it depends on which neighborhood you buy in, more than at almost any other community in the area. Three things to understand before you shop.
The monthly association fee. Published figures as of mid-2026 run from the low $200s to the low $500s a month, neighborhood by neighborhood. The spread is not random; the higher-fee sections generally bundle more in, including lawn care in the original central neighborhoods. Get the current fee sheet for the specific neighborhood you are considering, not the community-wide brochure number.
The land under the house. In some of the original central sections, you own the home and lease the land under it on a long-term land lease. Newer neighborhoods are conventional fee-simple ownership, land and all. Neither is a trick; both are long-established structures. But they finance differently and they resell differently, so the section you buy in matters. Have your agent confirm which structure applies to any home you tour, and talk to your lender before falling in love with a leasehold listing.
Golf is its own line. The three courses run on club membership, priced annually and published by the community's golf club. If golf is the reason you are coming, price the membership alongside the house.
And one closing-table habit that serves you everywhere: ask for the complete list of one-time community fees due at purchase before you write the offer.

How On Top of the World works
Start with the scale. On Top of the World has been building southwest of Ocala since 1981, run by the same family company the whole way, and it is still adding new neighborhoods today. Plans run past 10,000 homes. That makes it the second gravitational center of 55+ living in this part of Florida, after The Villages, and the two could not feel more different.
Where The Villages is a small city stitched together by cart paths and town squares, On Top of the World is a single, deep campus. Two big clubhouse complexes. Three golf courses. A performing-arts center with an 800-plus-seat theater, a town square with concerts and movies, and a lifelong-learning center called Master the Possibilities that runs hundreds of classes a year. The club roster runs past 175, and that is before you find the 14-acre radio-control flying field. Some residents came for the golf and stayed for the woodshop.
The buying decision here is really a neighborhood decision. Original central sections offer the lowest entry prices in the area, often with lawn care bundled into the fee, on the land-lease structure explained above. Newer fee-simple neighborhoods deliver current construction at higher price points. Between those poles sit decades of resales. Price bands run from the $150Ks to $650K and up as of mid-2026.
New construction is genuinely active, a rarity among established 55+ communities here. If you want a brand-new home in the Ocala orbit without waiting on a lot lottery, this is one of the few places to get one.
What the fee buys
Community-wide: 54 holes of golf across three courses (club membership; see the Numbers section), two major clubhouse complexes, indoor and outdoor pools, The Ranch fitness center and spa, the Circle Square Cultural Center theater, and the Circle Square Commons town square.
The unusual stuff: Master the Possibilities lifelong-learning center, woodworking and ceramics studios, a 14-acre R/C flying field and car track, dog parks, and restaurants on campus.
Clubs: more than 175 resident clubs and organizations, from pickleball ladders to astronomy.
Beyond the campus
Ocala's medical corridor is close, with AdventHealth Ocala and two HCA hospitals serving the area. Downtown Ocala and its restaurant square are about a half hour away; the World Equestrian Center is a short drive. The Villages sits roughly 30 minutes southeast when you want three town squares' worth of live music. Drive times are estimates and vary by destination within the community.
Questions buyers ask

Is On Top of the World still building new homes? Yes. Several neighborhoods were actively selling new construction as of mid-2026, which makes this one of the few established 55+ communities in the area where new-build and resale markets run side by side.
How does the 55+ rule work? On Top of the World operates under the federal Housing for Older Persons exemption, the same framework used by 55+ communities nationwide. The community sets and verifies its own residency requirements; confirm the current rules during your purchase.
